## What it is

- A single property let in its entirety, not rooms and not a hotel.
- Six sleeping rooms in the main house: five private bedrooms (Berger,
  Grenier, L'Orangerie, The Garden Room, Chapelle) and Le Dortoir, a separate
  soundproofed dormitory lined with six double beds that takes up to sixteen
  people at a push with two extra inflatable mattresses. The dormitory is the
  sixth bedroom, and the only one that is shared.
- Four bathrooms and one additional WC without a shower.
- The Pavillon is an attached four-bedroom house with two toilets and a shower
  room. It is available as an addition to Mas Bleu and is never let on its own.
- The building is a former horse stable. It is not a former vineyard property.
- Located inside the village of Sommières, three minutes on foot from the
  medieval centre. The exact address, gate code and arrival instructions are
  given only once a booking is confirmed.

## Who it is for

Groups. Most are between eight and eighteen people. Common bookings are family
holidays across generations, groups of friends, milestone birthdays, wedding
parties, corporate retreats and seminars, and wellness retreats. There is no
minimum group size and the house is sometimes taken by a couple.

## What is included

Linen, towels, end-of-stay cleaning, pool maintenance, fibre wifi, streaming
services, bikes, and free access to the village tennis courts. There is no booking
fee and no cleaning fee when booking direct. Tourist tax is billed separately.
A refundable security deposit applies.

## Facilities

- A pool built for swimming lengths: deep at both ends, shallow through the
  middle, with a shallow entrance for small children. Heated in the warmer
  months, serviced weekly.
- Air conditioning in the sleeping areas.
- A dining room that doubles as a meeting room, and wifi that handles
  simultaneous video calls.
- A soundproofed game room.
- Fully enclosed grounds, laundry on site, plancha and outdoor dining.
- Free access to the village tennis courts, a few minutes from the house, with
  rackets provided. Guests do not book the court themselves: they tell the
  owners they would like to play, when enquiring or during the stay, and the
  owners arrange it.
- Parking on the property for four large vehicles, plus free public parking
  three minutes on foot with no time limit. Village streets are narrow, so a
  smaller car is easier. No electric vehicle charging on site.

## Accessibility

The house has steps and stairs throughout and is not suitable for wheelchair
users. There is a ground-floor bedroom with its own bathroom, but guests need
to manage steps to get around the property. The enquiry form asks about access
needs, and the owners answer honestly about whether the house works.

## Booking

Booking is by request, not instant confirmation. A guest chooses dates and
sends a request; a person replies, usually the same day, with a firm price.
Dates are not held until confirmed. A deposit then secures the dates and the
balance is due before arrival.

Minimum stays and changeover rules vary by season, and in the highest season
stays run Saturday to Saturday. Rates vary by season and by weeknight or
weekend. Rates on the site are subject to confirmation.

## Cancellation

The deposit becomes non-refundable after fourteen days. The balance is
refundable up to sixty days before arrival. After that the owners attempt to
re-let the dates and refund what they can.

## Can be arranged

Private chef for one night or every night, mid-stay cleaning, babysitting,
wine tours, airport transfers, welcome platters and grocery delivery. These are
arranged on request and priced with the quote.

## House rules

- Pets are welcome; tell the owners in advance.
- Weddings and events are possible, including garden ceremonies and courtyard
  dinners. Large-scale parties are not permitted and noise must come down after
  22:00 out of respect for neighbours.
- Food is not provided as standard.

## Languages

The site is available in English, French and Spanish. Enquiries are answered in
any of the three.
